Process

We know that every person and building is different, and so each project plan is crafted carefully whilst working closely with our client to thoroughly understand their requirements. We truly enjoy learning about the client, their building and their lives, and creating a framework for delivering something that is the best fit for them. We do this within a clearly defined plan, working according to the RIBA Work Stages. We lead the client through a joint creative effort to deliver a place that exceeds their expectations. Our process consists of the following:

Scheme design

After agreeing the project scope, design approach and budget with the client, we work with Land Surveyors to prepare accurate surveys. We'll then prepare different design options and variations to provide a basis for informed decisions on the design to be developed further. We will review these with the client until their requirements are met. If planning applications are needed, we submit these to the relevant authority and research the history to determine the best process to achieve success with the planning system. We will also assist the client with assembling all supporting documentation that may be required to support the planning application.

Detail design

At this stage, the design is developed in sufficient detail to procure tenders. We may need Structural Engineers or Party Wall Surveyors to work with us on the technical details. The project is finalized with full details, including any elements such as drainage. We'll discuss options around material and colour usage with samples.

Production

Many clients tend to enjoy this stage, where we begin by looking at materials and details. Some people are keen to get suggestions from us on fittings and finishes, whilst others already have ideas. We help advise on how materials and structures can integrate into the desired result.

Construction

We can support clients through the procurement process. Once a contractor is chosen and the tender sum agreed, we arrange a building contract between the client and project builder. We then work closely with the construction professionals to ensure the quality and result meets the predetermined specification. To ensure the project's design goals are met, we take special care when any site issues arise. At this stage we are also involving the client closely to be sure all the work is on the right path.
